This is just a summary of the rules and is not an exhaustive, complete list nor is each rule written in its entirety. For a complete list of the rules, please see the Declaration of Covenants and Restrictions section of the website.
If you don't like some of these rules, GET INVOLVED, come to the neighbor gatherings and HOA board meetings and voice your opinion. Nothing will change if the board doesn't know it's an issue.
Get any improvements and/or changes to the outside of your house, front or back, approved by the architectural control committee. There is no application fee. (Article VI Section 1)
Keep house, lawn, and gardens in beautiful condition. (Article VII Section 1)
No offensive language, activity or things. (Article VII Section 2)
No trailers, boats, oversized vehicles or similar are allowed at any time. (Article VII Section 3)
No commercial vehicles except temporary parking of vehicles for delivery or other commercial services. (Article VII Section 3)
As defined in Florida Statute 320.01 paragraph 25 - approved by board on August 25, 2016
You take out a tree, yes even a dead one, get it approved by the architectural control committee. (Article VII Section 4)
No temporary structures except for use with construction. (Article VII Section 5)
Do not emit electronic magnet radiation from your house. (Article VII Section 6)
You can have one 18" satellite dish or small antenna, but get it approved by the architectural control committee. (Article VII Section 6)
Don't dry your clothes where others can see it. (Article VII Section 7)
No window or through the wall air conditioners. (Article VII Section 8)
Don't put aluminum foil on your windows. (Article VII Section 8)
Broken cars must be removed after 48 hours. (Article VII Section 9)
All vehicles must have valid license plate. (Article VII Section 9)
No junky cars at any time. (Article VII Section 9)
Only minor repairs may be performed on vehicles. (Article VII Section 9)
No construction material on your lot except while you're doing construction. (Article VII Section 10)
No farm animals, only dogs, cats, fish and birds. (Article VII Section 11)
No nuisance or annoying animals (Article VII Section 11)
As decided at board meeting on April 18th, 2017
“Nuisance animal” will be defined as any dangerous animal
“Dangerous animal” means any animal that according to the records and dutiful investigation of the HOA or local animal control agency and attested to in a sworn statement by one or more persons has:
Aggressively bitten, attacked, or endangered or has inflicted severe injury on a human being on public or private property
More than once severely injured or killed a domestic animal while off the owner’s property
When unprovoked, chased or approached a person upon the streets, sidewalks, or any public grounds in a menacing fashion or apparent attitude of attack
These rules have been adopted from and further definition can be found in Florida Statute Chapter 767
“Annoying animal” shall include
Sounds from domestic animals such as barking only when the noise has become consistent and unreasonably loud as stated in Hillsborough County § 36-435.
Animals that soil the property of another owner or community property
Animals that scratches or digs in flowerbeds or otherwise damages the property of another owner or community property
Animals that feed from, turns over, or otherwise disturbs garbage containers
You can only have 2 cats and/or dogs. (Article VII Section 11)
Pick up your pets poop. (Article VII Section 11)
No vegetable gardens without prior approval of the ARC. (Article VII Section 12) as amended.
No hunting. (Article VII Section 13)
No signs. (Article VII Section 16)
Trash cans cannot be visible. (Article VII Section 17)
Get fences approved by architectural review committee and they must be white PVC. (Article VII Section 19)
No motor boats in ponds. (Article VII Section 31)
No skateboard or bicycle ramps. (Article VII Section 32)
Screen enclosures are okay in the back but not in the front and must be approved by the architectural review committee. (Article VII Section 34) No security bars. (Article VII Section 35)
US Flags only and must be displayed respectfully and under 3'. (Article VII Section 36)
This rule is nullified by Florida Statute 720.304 which summed up is you may have one portable removable US flag or Florida Flag and one portable removable official flag which represents an armed service branch or POW-MIA regardless of our bylaws. You may also have a flagpole no more than 20 feet high and in accordance with all local government regulations. Flags can't be larger than 4.5 x 6 feet and the armed service flag must be equal in size or smaller than the US flag.
No sheds without prior written approval of the ARC. (Article VII Section 37) as amended.
When you're not using your basketball hoop it must be stored inside. (Article VII Section 38)
You may have two (2) garage sales per year. (Article VII Section 39)
The board will attempt to schedule two (2) community sales per year. (approved by board on August 25, 2016). If you participate in those, they will count as your two sales. If you participate in the community sales or individually use must obtain a permit by the City of Plant City
Do not enter the environmental areas except on an approved path. (Article VIII Section 5)
All rentals/leases must be approved by the HOA board. (Article XI) (Also see Renting section of website)
No Above Ground pools will be Authorized due to state laws and Statute requirements to make pools safe for preventing children, elderly, and animals from drowning in the pools. We do not have the personnel, time, or money to ensure all pools would meet or exceed state law requirements.
